		<description>I occasionally had tenants pull the no forward address but expect written accounting of deposit. I just got one back last week this way. I can tell you some horror stories for our 15 years as landlords of over 80 units. 

Most tenants are great, unfortunately, it&#039;s the few who aren&#039;t that require the rules and restrictions. I have found it is the ones who whine and complain the most about the condition and want discounts at move in who are actually the ones more likely to leave it a mess upon move out. 

We charge a deposit equal to one month rent. Pets are $150 more. Recently we starting charging additional deposit if they haven&#039;t paid by the 11th of the month equal to half the amount they owe on top of the $75 late fee charged on the 6th. This seems to have cut down on the late payers somewhat. Plus, you are covered if they fall behind later and move out owing rent.

Alaska law requires those breaking a lease to pay until the end of the lease or the unit re-rents, whichever happens first plus advertising and other reasonable costs. Usually we never see it, but have to send them to collections. We also run a $25 credit and background check on all adults who will be living in the apartment. (yes, even a stay at home wife gets run). That way if they get a divorce, we know the one who stays will still be responsible. we also check criminal history. If they have ever been in an eviction, NEVER rent to them no matter how good their side of the story is. (Court ordered evictions show up on background checks).</description>

		<description>A techno fast is definitely eye opening. It&#039;s amazing how much I&#039;m able to get done when I ignore the computer. We don&#039;t have a cell phone. A few months ago, my husband went on a trip and took the home computer with him. That meant I had to go to the office to get online which was somewhat inconvenient. I got so much more done each day. I didn&#039;t realize how much time I was wasting online. Now I&#039;m trying to keep my online time down to just free time after all other work is done.</description>
